This 55 year old 2500 sq.ft. residence in old Tuxedo received a complete upgrade. The boxey main floor was transformed into an open area plan with the kitchen, living, and dining areas blended together. The equal sized basement was given a new life by adding two large bedrooms with central bath. The majority of the basement space was left as an open living area with a central staircase and the existing basement fireplace was sealed but the mantle and brick façade were retained (see Lamont exterior, bathrooms, kitchen, and basement).

The client downsized to this 1400 sq.ft. home previously owned by a relative. The interior of the 30 year old residence was completely claustrophobic. As a result, 60% of the interior walls were removed to create a large, open area with living room, dining room, and kitchen with adjacent wet bar. The two main floor bedrooms were also upgraded. The equal sized basement received a new gas fireplace, and two large bedrooms with separate four piece bath. The balance of the square footage was divided between a games table, and seating area to view a large flat screen tv. (see setter kitchen, bathroom, and basement)


Oakdale

The evolution of this residence happened over several years. The existing garage’s approach and entry were changed to a side street while a large addition with a vaulted ceiling was added to the West side of the house. The existing kitchen was gutted and completely redone. As well, all areas on the main floor: living, dining, and music rooms were given a facelift. Upstairs, an unused bedroom became a large office while another was transformed into a modern laundry area. The existing main and ensuite bathrooms were completely rearranged, while the central staircase and front entrance were also enhanced. (see oakdale kitchen, and oakdale addition)


Victoria Beach – Sunset

This home away from home has a main floor footprint of 2500 sq.ft. The large living room with half round window and stone fireplace has a Western exposure overlooking Lake Winnipeg. The homeowners enjoy three large bedrooms and two bathrooms, one an ensuite for the master bedroom. As well, a large 20′x20′ kitchen with central island and adjacent screen room complement a large, centrally planned games room with wet bar which hosts the family’s many activites.


Victoria Beach – Bayview

With a view of the pier at Victoria Beach, this 2000 sq.ft. lakefront cottage’s main floor contains 1500 sq.ft. while the clients private upper level master bedroom with ensuite bathroom comprise the remaining 500 sq.ft. An 8′x10′walk-out balcony from this area offers views of the lake.


Victoria Beach – Bella Dan

This compact 30′x30′ 900 sq.ft. cottage rests on the South shore of Lake Winnipeg. It boasts 2 bedrooms with a large storage area, a 4 piece main floor bathroom, ample kitchen, dining and living area fronted by 24′ of sliding glass doors. A staircase to a 14′x14′ enclosed cedar screen porch gives a bird’s eye view of the surrounding area.

With an impressive view of Elk Island, this sturdy log home boasts plenty of windows and it is crowned with a 50 year standing seam steel roof. The 1400 sq.ft. main floor contains 2 large bedrooms, an appointed 4 piece bathroom, functional kitchen, large dining and living area with stone fireplace built of local granite boulders. Logs from Western Ontario were harvested to form the skeleton of the building. The basement is accessible from the exterior and is used primarily as a year round storage area.

These Victoria Beach residents only visited during the summer. The existing 1325 sq.ft. cottage was proving to be too small for their expanding family. A 700 sq.ft. addition with large living area, master bedroom with ensuite bathroom, and separate washer/dryer area was added to enhance the existing amenities. External decking provides lots of space to enjoy family activities.
