This stand-alone post and beam structure was separated into two distinct areas. The enclosed screen room which is 10′x13′ lends itself to a mosquito-free outdoor space. While the open porch area, at 10′x7′ is perfect for seasonal barbequing. The G.O.S. fir plywood ceiling and cedar skirt add to the aesthetic of the backyard escape. Coroplast panels were added in selected areas to allow for privacy. The overall appeal was enhanced with electrical lighting.

The existing back of the house had a double door leading from the dining room which was 30” above grade. The clients wanted direct access from their dining room to the adjacent space where they could relax/play with their young child. The 12′x14′ screen porch with high ceilings and a steep gable roof was designed and built over a deck supported by Groundhog anchors. Coroplast panels skirted the perimeter of the structure, and red shingles were chosen to match the existing roof.

The existing deck was in a state of deterioration and the client wanted it removed. She was looking for an enclosed screen room that could accommodate a 6 person hot tub and as well allow for an extra seating area with the equivalent amount of seats. A concrete pad was poured to accommodate the hot tub while the entire deck was rebuilt. Additionally, a post and beam screen porch was constructed using cedar.

The clients were looking for a 3 season room attached to their house with adjacent deck for bbq area. A post and beam structure (14′x14′) with a gable roof was constructed from pressure treated green lumber allowing direct access from the back door of the house. A coroplast skirt was installed around the perimeter of the screen porch, and fibreglass shingles were matched to the existing roof. The adjacent deck, also 14′x14′ provides a comfortable space for cooking and relaxing.

The homeowner’s children were attending university out of province. The couple were looking to do something in the area adjacent to their children’s bedrooms. The bedroom windows faced the backyard and were located under a 7′ overhang. It was natural location for an extended screen porch to be constructed. The adjacent roof line was continued over the16′x14′ screen porch. The whole house was re shingled to tie the two areas together.

The evolution of this residence happened over several years. The existing garage’s approach and entry were changed to a side street while a large addition with a vaulted ceiling was added to the West side of the house. The existing kitchen was gutted and completely redone. As well, all areas on the main floor: living, dining, and music rooms were given a facelift. Upstairs, an unused bedroom became a large office while another was transformed into a modern laundry area. The existing main and ensuite bathrooms were completely rearranged, while the central staircase and front entrance were also enhanced. (See Whole House & Kitchen Categories)


Maplewood

The homeowners were very happy with their house and the neighbourhood. They hired an architect friend who worked with them to create their vision. They wanted to add a partial second storey that would contain a large bedroom area as well as a sizeable walk-in closet. A new staircase would also need to be added to access this extra 500 sq.ft. of space. Hands-On Design Ltd. acted as a project manager and did all the aspects related to construction.

The professional couple were avid musicians and needed a place for their band to practice. The existing addition was deteriorating along with the adjacent deck. A new addition was built (approx 400 sq.ft.), maintaining the existing brick from the house’s exterior and as well as the opening for the back door. The brick was pressure washed, re-pointed, sprayed with a clear sealer and incorporated as a feature wall in the new music room. Large windows were installed to allow for plenty of natural light. A small, 3 piece bathroom was added to complement the new addition.
