In conjunction with a major renovation on the main floor of the house, the homeowner wanted to completely renovate the lower level which was 2500 sq.ft. of completely raw space. The house was built in 1956 and this area showed it. The electrical panel was upgraded to 400 amps to accommodate all electrical upgrades (main floor inclusive). Steel studs and Roxul insulation was used to upgrade the perimeter walls. The floor plan evolved into two good sized bedrooms with adjacent 3 piece bath, a large cedar closet and storage area, as well as a separate mechanical room. A large living area was incorporated with the central staircase acting as the focal point. The existing fireplace was sealed, but its façade was maintained. Additionally, millwork was installed on either side. Recessed potlighting was installed throughout the entire space, while carpet was installed on all flooring except the bathroom which was sheet vinyl.

The homeowners wanted to finish the lower level and make it complimentary to the rest of their residence. The lower level had primarily served as a storage area and carpentry shop for the previous owners. The perimeter walls were framed and insulated. A bedroom space with adjacent bathroom was created to accommodate out of town guests when they visited. A mechanical room and storage area were located behind the staircase. The main area was essentially split in half with the focal point a newly added gas fireplace and 56” flat screen tv. Custom cabinets were designed on either side of this area and did double duty by hiding the teleposts. A servery with bar fridge and microwave were created to accommodate a buffet when the residents were entertaining guests. Zoned recessed pot lights on dimmers were incorporated to highlight areas as required. Plush carpets covered all flooring with only the bathroom and servery areas done in tile.

This basement represented the typical unfinished basement scenario: the walls were framed and insulated but it was still an unliveable space. The client wanted a gas fireplace, big screen tv, and custom millwork with a separate computer station. The teleposts were wrapped with a simple white composite column. Laminate flooring was used while the ceiling was defined with a metal t-bar and 2′x2′ acoustic tile. Recessed potlights illuminate the space to give it an open, airy feel.

On this project the homeowners had invested their own time and energy into framing and insulating the basement space. They hired an interior designer to create floor plans and design specific millwork. Hands-On Design Ltd was to act as a general contractor and pull the total concept together. H.O.D. handled all aspects of the project management: hiring electricians, plumbers, millworkers, carpet and tile installers, and all other sub trades as required. H.O.D. carpenters did all finishing work, as well as installation of all millwork. H.O.D. traditionally designs and builds all their projects but in this particular situation realized the client’s expectations and brought to reality the designer’s vision.
